Stocks are ripping higher at midday as a falling oil price, a crypto short squeeze and a fresh AI-chip record scramble the usual playbook, even as rate-sensitive real estate quietly gets marked down underneath the rally.

The macro backdrop is turning risk-on.

Brent crude futures dropped below $100 a barrel for the first time since September 9, and West Texas proxy USO (USO) is off 3.5% on the session, taking pressure off inflation worries just as the Fed is watching AI-driven price data closely. That combination, plus easing oil, is being cited directly as a tailwind for crypto risk-taking this morning. Geopolitics is also in play: rare earth names are bid as China's exports to the U.S. tighten ahead of the Trump-Xi meeting, Greenland-linked stocks are higher on a new U.S.-Denmark security arrangement, and the New York Times reports China wants a longer extension of the trade truce than the six months Washington has floated. Treasuries are catching a bid too, with the long bond (TLT) up half a percent.

AI and mega-cap tech are doing the heavy lifting.

Advanced Micro Devices (AMD) crossed a $1 trillion market cap for the first time, hitting a fresh record and now up roughly 183% year-to-date, with Oracle (ORCL) pulled into the same tape. Meta Platforms (META) is surging over 8%, and Alphabet (GOOGL) is up more than 2%, both riding a broader AI-infrastructure bid that includes Accenture's new $2 billion, five-year partnership with Anthropic and SpaceX's Grok 4.7 rollout. QQQ (QQQ) is up 2.2% on the day, outrunning the broader SPY (SPY), which is still up a solid 1.2%.

Crypto is the other big story.

Bitcoin, Ethereum and XRP are all surging with roughly $400 million in shorts liquidated, and Strategy (MSTR) added 950 bitcoin overnight as its shares jump 8%. Coinbase (COIN) is up 4.6% and BitMine (BMNR) nearly 6% as Tom Lee calls the crypto bull market "underway." Underneath the rally, Evercore ISI spent the morning trimming price targets across a wide swath of REITs, from Welltower (WELL) to VICI Properties (VICI) to CubeSmart (CUBE), keeping ratings intact but signaling caution on rate-sensitive real estate even as bonds rally.

Single-stock movers: UPS (UPS) is lower after Amazon (AMZN) disclosed a $1.9 billion investment in its own Delivery Service Partner Program, seen as accelerating the "glide down" of its UPS relationship. Exxon Mobil (XOM) is sliding with crude, while Arm Holdings (ARM) and Wendy's (WEN) are both active on unspecified catalysts drawing attention.

Bottom line: this is a risk-on tape built on cheaper oil and AI/crypto momentum, but the REIT target cuts are a reminder that not every corner of the market is getting the same benefit of the doubt.
